Habitat for Humanity Newark is seeking a Construction Project Manager to join our Construction Management Team
The Construction Project Manager (CPM) is responsible for the day-to-day oversight and direction of house construction, along with ensuring the safe, timely and efficient completion of all related work.
The CPM works with attorneys, planners, architects, engineers and other professionals to ensure the effective planning, design and approvals of all homes and construction projects.
The CPM works closely with the Executive Director, Director of Finance, and with the Construction Committee.
The Project Manager coordinates the activities of all contractors and sub-contractors with the construction staff.
Main Duties and Functions:
1) Works with Board Committees, Executive Director and outside professionals in planning and due diligence for all properties to be acquired, house designs and Coordinates all planning and approvals.
2) Establishes, maintains and expands a list of qualified subcontractors including (but not limited to) architects, engineers, surveyors and environmental consultants, excavators, masons, carpenters, plumbers, electricians, roofers, HVAC and all subcontractors.
3) Documents all expenditures.
4) Prepares compliance reports as necessary to city/municipal government.
5) Assists in coordinating closings and documentation for Partner Families.
6) Develops budgets for projects, materials and criteria for all construction projects
7) Implements and manages the purchase order system;
8) Develops schedules for all phases of construction including timelines for subcontractors and suppliers.
9) Communicates need for general and specialized volunteers to Board Committees and Staff.
10) Provides accurate plans and specifications to all contractors and subcontractors.
11) Ensures the strict adherence of all plans and specifications by all HFHN staff, contractors/subcontractors and volunteers.
12) Documents all expenditures; Provides request for payments from all contractors and subcontractors in a timely manner; provides all supporting documentation for payments a minimum of seven business days prior to payment date.
13) Ensures HFHN Construction Policy and Procedures are closely followed, specifically ensuring that written contracts/proposals are fully executed with all contractors/subcontractors.
14) Conducts weekly construction staff meetings; provides necessary updates and information. Provides detailed written construction status reports and updated building schedules to Executive Director and Construction Committee on a weekly basis.
15) Evaluates performance of Construction Foremen/women; provides written annual performance evaluations.
16) Coordinates donations-in-kind; sends "Thank You" letters.
17) Responsible for all off-site locations, including safety, maintenance, insurance and community relations.
18) Conducts volunteer orientations.
19) Evaluates and monitors the performance of partner families; writes weekly reports.
20) Evaluates, records and monitors all service interns.

Attention Electricians:
Volunteer positions are now open for retired or semi-retired
electricians who want the job of helping our Partner Families
achieve a better life for their families. NJ Electrical License and
NJ Driver's License are required. Residential Experience is
Preferred. The ability to instruct others is a plus. Please

Attention Plumbers:
Volunteer Plumbers who want to make a difference. Immediate openings
exist for experienced plumbers with a NJ Plumber's License and NJ
Driver's License to work with other volunteers building decent low
cost housing for our partner families. Residential experience is

Attention Administration Workers:
Here is an excellent opportunity for a person with strong admin
skills that wants to volunteer for a worthy cause. Work will consist
of general office help, occasional mailing efforts and phone
answering duties. If you would like to work a few hours a week on a
regular schedule we're interested. Familiarity with the PC is a
requirement and experience with MS Office a real plus. Contact

Attention Finish Carpenters:
Habitat for Humanity could use more experienced volunteer finish
carpenters, in particular those with framing skills. These positions
will give you the opportunity to work with other volunteers who are
dedicated to helping our hard working Partner Families build new
homes. You will need the proper NJ licenses and a valid Driver's
License. Hours are flexible, there is usually weekend work.
